RECOMMENDATION:
Recommendation
Approve the Final Map for Tract No. 20511, located on the south side of Sierra Lakes Parkway between Lytle Creek Road and Maloof Avenue.

COUNCIL GOALS:
• To invest in the City’s infrastructure (streets, sewers, parks, etc.) by maintaining and improving the City's existing infrastructure.
• To invest in the City’s infrastructure (streets, sewers, parks, etc.) by providing for the development of new infrastructure.
DISCUSSION:
Tract No. 20511 is located on the south side of Sierra Lakes Parkway between Lytle Creek Road and Maloof Avenue. The project consist of 127 residential units and associated improvements on approximately 10.3 acres.
Tentative Tract Map No. 20511 (TTM21-000010) was approved by the Planning Commission on June 21, 2022. All conditions precedent to submitting the final map have been completed by the applicant. The subdivider, D.R. Horton Los Angeles Holding Company, Inc., has complied with all the Conditions of Approval and has dedicated the required right of way and easements as part of the project. The tract map has been reviewed by the City Engineer and is found to be substantially in conformance to the approved tentative tract map.
FISCAL IMPACT:
This action will only approve the tract map for recordation and authorize permits for the construction of the development, therefore there is no fiscal impact to City resources at this time.
