RECOMMENDATION:
Recommendation
1. Accept Parcel Map No. 20669, located at the southwest corner of Valley Boulevard Avenue and Juniper Avenue, north of Washington Drive.
2. Accept as public dedicated streets and easements associated with the map.
3. Authorize the Mayor and City Clerk to certify the abandonment of a certain portion of an easement for sewer and drainage.

COUNCIL GOALS:

• To invest in the City’s infrastructure (streets, sewers, parks, etc.) by providing for the development of new infrastructure.
DISCUSSION:
On April 2, 2024, the City of Fontana Planning Commission approved Tentative Parcel Map No. 20669 (Tentative Parcel Map No. 22-034) and Design Review No. 22-065 for the mixed-use development. The project consists of a 437-unit multi-family residential development, 4,000 square feet of commercial retail area, 14,150 square feet of leasing and amenity space, onsite parking, and associated improvements on an 11.59 gross acre project site located on the southwest corner of Valley Boulevard and Juniper Avenue. The owner, Jefferson Fontana, LLC, a Delaware Limited Liability Company, and the beneficiary, Texas Capital Bank, has complied with the Conditions of Approval including the dedication of necessary streets and easements as a part of the project. The Parcel Map has been reviewed by the City Engineer and found to be substantially correct.
As a part of this Parcel Map, a portion of a 15-foot-wide sewer and drainage easement (originally dedicated to Lot 15 of Tract No. 11126 and lying within Parcel 2 of this new parcel map) is no longer needed and will be abandoned. Pursuant to Section 66434(g) of the California Government Code and Section 66499.20.2 of the Subdivision Map Act, the City Clerk must certify the abandonment of those certain portions of easements. The filing of this Parcel Map shall constitute an abandonment of those portions of the easements granted to the City of Fontana for public utility purposes. In accordance with the Subdivision Map Act, the Parcel Map is now being brought to the City Council for final approval.
FISCAL IMPACT:
This action will only approve the Parcel Map for recordation and authorize permits for the construction of the development; therefore, there is no fiscal impact associated with the approval of this item.
