RECOMMENDATION:

Recommendation

1.                     Accept as complete the Subdivision Improvements for Tract No. 18981 located on the northwest corner of Citrus Avenue and Curtis Avenue.

 

2.                     Adopt Resolution No. 2023-014, accepting sewers in Tract No. 18981 as part of the City sewer system.

                     Invest in the City’s infrastructure (streets, sewers, parks, etc.) by providing for the development of new infrastructure.

DISCUSSION:

The developer of Tract No. 18981 is Pulte Home Company, LLC. Tract No 18981 is a single-family residential subdivision located on the northwest corner of Citrus Avenue and Curtis Avenue. This residential subdivision has a total of 105 residential lots. These lots range in size from approximately 6,000 square feet to 13,500 square feet.

 

Upon completion of the tract’s Subdivision Improvements, acceptance by the City Council is required pursuant to Fontana Municipal Code, Section 26-184(b). The Subdivision Improvements have been completed to the satisfaction of the Department of Engineering. By accepting the subdivision as complete, the City will be taking over the maintenance of the Subdivision Improvements.

 

The action will also authorize the release of the Faithful Performance Bond, which was posted to guarantee performance of the Subdivision Agreement.  It will also authorize the release of the Labor and Material Bond after six months and Warranty Bond after twelve months, less the total of any claims received by this date.

FISCAL IMPACT:

As part of the action to accept as complete the Subdivision Improvements for Tract No. 18981, this subdivision will be deemed complete, and the City will take over operation and maintenance of public streets and public infrastructure.
