RECOMMENDATION:

Recommendation

1.                     Approve the Final Map for Tract No. 20568, located on the east side of Live Oak Avenue and south of Village Drive.

2.                     Accept dedication of public streets and easements.

3.                     Accept dedication of Lot A, in fee, for open space, drainage and landscape purposes.

4.                     Authorize the City Manager to enter into a Subdivision Agreement with the subdivider.

COUNCIL GOALS:

                     To invest in the City’s infrastructure (streets, sewers, parks, etc.) by maintaining and improving the city's existing infrastructure.

                     To invest in the City’s infrastructure (streets, sewers, parks, etc.) by providing for the development of new infrastructure.

 

DISCUSSION:

Tract No. 20568 is located on the east side of Live Oak Avenue and south of Village Drive. The project consists of the development of 255 condominium units (147 Detached Cluster units and 108 Detached Stub drive units), with various amenities within a 32.24-acre site.

 

The Tentative Tract Map No. 20568 (TTM22-000007) was approved by the Planning Commission on June 20, 2023. All conditions precedent to submitting the final map have been completed by the applicant. The subdivider, KB Home Cal Management Services, LLC, has complied with all the Conditions of Approval and has dedicated the required right-of-way and easements as part of the project. The tract map has been reviewed by the City Engineer and is found to be substantially in conformance to the approved tentative tract map.

 

In addition, an authorization is requested for the City Manager to enter into a Subdivision Agreement with the subdivider to guarantee the completion of required infrastructure in accordance with the Subdivision Map Act. This map is now being brought to the City Council for final approval.

 

FISCAL IMPACT:

This action will only approve the tract map for recordation and authorize permits for the construction of the development, therefore, there is no fiscal impact to City resources at this time.
