Acceptance of Final Parcel Map No. 20456 for the Development of a Warehouse Facility at the Northwest Corner of Cypress Avenue and Slover Avenue and the Abandonment of a Certain Portion of Right-of-Way of Boyle Avenue
RECOMMENDATION:
Recommendation
1. Approve Final Parcel Map No. 20456, located on the north side of Slover Avenue between Oleander Avenue and Cypress Avenue.
2. Accept dedication of public streets and easements.
3. Authorize the Mayor and City Clerk to certify the abandonment of a certain portion of right-of-way of Boyle Avenue.

COUNCIL GOALS:

DISCUSSION:
On March 21, 2024, the City of Fontana Planning Commission approved Tentative Parcel Map No. 20456 (TPM No. 21-007) and Design Review No. 21-013 to consolidate 22 parcels into one parcel of approximately 29.8 acres for the development of an industrial commerce center totaling approximately 623,460 square feet. The subdivider, Duke Realty Limited Partnership, has complied with the Conditions of Approval and dedicated the required streets and easements as a part of the project. The Parcel Map has been reviewed by the City Engineer and found to be substantially correct.
As a part of this Parcel Map, portions of excess road right-of-way on Boyle Avenue are no longer needed and will be abandoned. Pursuant to Section 66434(g) and Section 66499.20.2 of the Subdivision Map Act, the City Clerk must certify the abandonment of those certain portions of street right-of-way. The filing of this Parcel Map shall constitute an abandonment of those portions of the easements granted to the City of Fontana for street and public utility purposes. In accordance with the Subdivision Map Act, the Parcel Map is now being brought to the City Council for final approval.
FISCAL IMPACT:
This action will only approve the parcel map for recordation and authorize permits for the construction of the development, therefore, there is no fiscal impact to City resources at this time.
